Introducing Farmhouse Catskills - a new, hip-luxury hotel in the very heart of the Catskills. A brand new property, we are proud to continue a long legacy of welcoming guests.
Hospitality with Heritage
For over 150 years, Farmhouse has been a vibrant part of life in this part of the Catskills. Built in 1852, it was the most elegant villa in Sullivan County and soon became an anchor to the local community. Its earliest owners made a point of sharing their prosperity with the town of Callicoon and beyond and this generosity continued as the property changed hands. Each new owner had something to offer; from helping those who were down on their luck, to providing an atmosphere of fun and hilarity. All were drawn to the beauty of the local landscape and its “salubrious climate”.
In 1917, Carl Hill opened up the farmhouse to summer vacationers, adding more bedrooms and in 1931, a newly built dance hall ensured that “merry making kept on til the wee hours of the morning” at what was known as Hill’s Country Inn.
Farmhouse Catskills continues this heritage of hospitality, offering a warm welcome to guests who are looking for a stylish escape from their busy lives, a few days of outdoor adventure or a memorable place to celebrate events with family and friends. Art installations and musical collaborations will continue to connect us to our community, cementing Farmhouse as a gathering point for our neighborhood and beyond.

Inspired by Energy
A property takes on the energy of those who have enjoyed it, it can’t be created or destroyed it just changes its form. With this in mind, it was no surprise that from the minute we walked around the property, we felt incredible energy that echoed the glory days. The mission began to restore this energy to a place that clearly had the “It factor” decades ago, but had lost its audience along the way. Our goal was to keep the essence and romance of the property, but at the same time bring it up to modern hotel standards. Creating spaces that individually and collectively are inviting and comforting. Big spaces and cosy rooms. Constantly inspired by the majestic beauty of the surrounding countryside, we aimed to create a flow and ambience that seamlessly connects the inside to the outside space. There’s an element that’s reminiscent of a ski resort: the camaraderie of outdoor activities with the ability to retreat to your own space. Natural and reclaimed materials maintain the tone of the original structure, with some design surprises, such as a sumptuous black-limestone bar and a handblown glass deer head over the fireplace. All of our 75 rooms and 3 suites offer a luxurious haven, with mid-century furniture and details that recall the Americana era, with the Catskills being the top vacation destination in its heyday.
We’ve added some more history too. A hand hewn English hay press barn, dating back to 1859, has been transported from Indiana. Carefully restored and brimming with romance and atmosphere, it’s the ideal place for hosting life’s most important celebrations and gatherings.
With meandering gardens, a heated swimming pool, fishing pond, restaurant, bar and cafe offering an organic farm-to-table menu, you may not want to leave Farmhouse, but if you do, you won’t be stuck for things to do. There is an immense range of outdoor activities to enjoy and we’re lucky enough to have a wealth of fabulous independent businesses right on our doorstep - from quirky boutiques and galleries to artisan food, microbreweries and distilleries.
We can’t wait to welcome you to Farmhouse and help you discover the Catskills - let the adventures begin!
